How we work

Initial Meeting

The first step of the process is to book an appointment for us to visit the property, discuss the work and look at any plans that have been drawn up or if not, advise on the process.
We will be able to give you ideas if you haven’t started the process or instructed an architect at that stage. If you already have plans we can quote based on what you provide us with, quotes usually take up to 14 days from the first initial meeting, depending on the size of the project.
If you don’t have an architect on board we can arrange for our own architects to visit you at the property.

Party Wall Agreement

We would always advise you to consult with your neighbours and where affected, draw up a party wall agreement, this not only covers them, but the owners of the property, where the works will take place. We also have own Party Wall Surveyors should you need one. Click for PartyWall information

References

We can provide you with references from clients on projects similar to your own and local to you.

Planning Permission

Once you are satisfied with the architects drawings, the plans are then submitted to your local authority, where it could take up to 12 weeks for a decision. If your works fall under Permitted Development, it will take less time.

Commencement of work

After signing the contract and agreeing the works commencement date, we will issue you with a timescale and payment schedule.
Within the contract we will advise you on what stage a payment is due. This is usually at milestones of the works and is a percentage of the contract price. The stage payments are usually divided into 10 payments, depending on the size of the job.
We would advise Building Control at certain stages throughout the build.

Completion & Payment

The client would retain the final balance, which would be a percentage of the agreed amount of the contract price for a period of three months, after the work has been completed. Once the final balance has been paid and Building Control sign off the works, warranties and certificates would then be issued to the client.
